Getting started
Why do I have to register to see sold prices?
Sold data on HomeMedian comes from a VOW (Virtual Office Website) data agreement with PropTx Innovations Inc. and the Toronto Regional Real Estate Board. Under that agreement, sold prices and detailed listing information may only be shown to registered consumers who have a bona fide interest in buying, selling, or leasing real estate.
Every Canadian platform showing sold prices operates under the same rule. Registration is free.
What does registering commit me to?
Nothing financial. Creating an account establishes a consumer relationship with Richland Realty Inc., Brokerage so that we can provide you real estate services through the site. It does not oblige you to pay anything and does not make us your representative — any agreement that did either of those things would be a separate document, clearly labelled as such, and could not be accepted by clicking a button.
Is HomeMedian available in Chinese?
Yes. The full interface is available in English and Chinese. Use the language toggle in the header. Our policy documents are prepared in English; where a Chinese translation is provided for convenience and the two differ, the English version governs.
Do I need to be in the GTA to use it?
No, but our coverage is the Greater Toronto Area. If you are searching elsewhere in Ontario or Canada, HomeMedian will not be useful to you yet.
Searching
How does searching by school work?
You can filter listings by school catchment, so results include only properties zoned to the schools you care about. Catchment boundaries come from school board data and can change — always confirm current boundaries with the school board directly before making a decision based on them.
How does searching by transit work?
You can filter by proximity to transit and by commute time to a destination you set. Commute estimates are approximate and based on scheduled service; they are not a guarantee of actual travel time.
Why do I sometimes get fewer results than I expect?
Search results are capped at 100 listings per search. When your criteria match more than that, narrow your filters or zoom in on the map to see the rest.
What are saved searches and alerts?
Save a set of criteria and we will email you when new listings match. You can change or turn off alerts at any time from your account, or unsubscribe from any alert email.
Estimates
What is an estimated sale price?
Our prediction of what a property would sell for. For listed properties, it is a prediction of the transaction price. For properties not currently on the market, it is a prediction of what the property would sell for if listed today.
How is it calculated?
We build our own statistical and machine-learning models on GTA transaction history, looking at comparable sales, property characteristics, and local market conditions. We do not license an estimate from a third party.
Is it an appraisal?
No. An estimate is not an appraisal, and it is not a comparative market analysis prepared by a registrant. It is not provided by, endorsed by, or affiliated with PropTx, TRREB, or any real estate board. For a formal valuation you need a licensed real estate professional or an accredited appraiser.
Why does this property show a wide range, or no estimate at all?
Because we are not confident enough to show a number. Unusual properties, areas with few recent comparable sales, and listings missing key details all reduce confidence. We would rather show you a wide range — or nothing — than a precise-looking figure we do not stand behind.
The estimate for my home looks wrong. Can you change it?
Estimates are generated automatically and we do not adjust individual properties by hand. If you believe the underlying listing information is inaccurate, let us know through the feedback form and we will look into it.
Listings and data
Where does the listing data come from?
Directly from PropTx Innovations Inc. and the Toronto Regional Real Estate Board, under a VOW data agreement. Listing content is deemed reliable but is not guaranteed accurate by PropTx. Verify anything important independently before relying on it.
How current is it?
Listing data refreshes at least every 24 hours.
Why can't I find a property I know is for sale?
A few possibilities: the seller has instructed their brokerage not to display the listing or its address online, in which case we are prohibited from showing it; the listing is outside our coverage area; or it is not listed on the MLS® system at all.
Do you show every listing on the MLS® system?
No. HomeMedian does not provide full access to any MLS® system, and the number of listings shown in response to a search is limited.
Can I download or reuse listing data?
No. Listing content is licensed for your personal, non-commercial use only. It may not be copied, redistributed, retransmitted, scraped, data-mined, published, or provided to any AI system. Full terms are in our Terms & Conditions.
Account and privacy
What information do you collect about me?
Account details you provide, preferences you set, and how you use the site. The full picture is in our Privacy & Security Policy.
Can I get a copy of my data, or have it deleted?
Yes. Email info@richlandrealty.ca and we will handle it. Deletion is subject to records we are required to keep for legal, audit, or compliance reasons, and it ends your access to registered features.
Is my information shared with anyone?
We do not sell or rent your personal information. Your registration details and activity records may be disclosed to PropTx and TRREB for auditing and compliance purposes under our data licence agreements. Details are in our Privacy & Security Policy.

Is HomeMedian a brokerage?
HomeMedian is operated by Richland Realty Inc., Brokerage, a real estate brokerage registered in Ontario and regulated by RECO.
Are you affiliated with PropTx or TRREB?
No. We license data from them. We are not affiliated with, endorsed by, or sponsored by either.
I'm a seller and I don't want my property shown on your site.
Contact your listing brokerage — they can set the listing not to be displayed at the source, which removes it from HomeMedian and every other VOW. You can also email us at info@richlandrealty.ca and we will act on it.
