Who we are

HomeMedian is operated by Richland Realty Inc., Brokerage, a real estate brokerage registered in the Province of Ontario under the Trust in Real Estate Services Act, 2002 (TRESA) and regulated by the Real Estate Council of Ontario (RECO).

HomeMedian is our virtual office website — the platform through which we provide real estate brokerage services to consumers across the Greater Toronto Area.

What we built

Most property search starts with price and bedroom count. We think the two questions that actually decide where a family lives are which school will my child attend and how long is the commute. HomeMedian is built around those two: search and filter by school catchment and by transit access, then narrow by everything else.

Alongside search, HomeMedian provides:

Sold history and price history for GTA properties
Neighbourhood and market trend data
Estimated sale prices, produced by our own models, with confidence ranges
Saved searches and listing alerts

The full interface is available in English and Chinese.

Where our data comes from

Listing information on HomeMedian is licensed from PropTx Innovations Inc. and the Toronto Regional Real Estate Board (TRREB) under a VOW (Virtual Office Website) data agreement. This is the same data licensed to member brokerages across Ontario, delivered directly rather than scraped or aggregated from third parties.

Detailed listing information and sold data are available only to registered users who have a bona fide interest in the purchase, sale, or lease of real estate. That requirement comes from the data agreement itself, not from us — it is why registration is required to see sold prices.

Listing content is deemed reliable but is not guaranteed accurate by PropTx.

About our estimates

Estimated sale prices on HomeMedian are generated by statistical and machine-learning models we develop in-house, trained on GTA transaction history. Where a property is unusual, or where we have too little comparable evidence to be confident, we show a wider range — or no estimate at all — rather than a precise-looking number we do not stand behind.

Estimates are provided for information only. They are not an appraisal, and they are not a comparative market analysis prepared by a registrant. They are not provided by, endorsed by, or affiliated with PropTx, TRREB, or any real estate board. For a formal valuation, consult a licensed real estate professional or an accredited appraiser.

Independence

Richland Realty Inc. and HomeMedian are not affiliated with, endorsed by, or sponsored by PropTx Innovations Inc. or the Toronto Regional Real Estate Board. We license data from them; we do not speak for them.
